Excelsior Coffee, Lea Sabado, 11/17/17
The community loves a welcoming spot with great coffee, delicious sweets, art, and friendly service. Meet Lea Sabado and Andre Higgenbotham, owners of Excelsior Coffee opening in the new year at 4495 Mission Street in the Excelsior. But it’s been a long road from dream to reality for this young Excelsior couple. “You have to be ambitious, resilient and not get undaunted by City Hall and the planning department if you want to open a new business,” Lea said.
After a year of searching for the right roadmap for opening a new business and cutting through lots red tape, Lea and her husband Andre, will open the doors of Excelsior Coffee in the long-vacant Pink Spot clothing store this coming February offering specialty coffee with an array of espresso coffee bar selections, a drip station, coffee beans, and pastries to reflect her Filipino-Hawaiian heritage and Andre’s Mexican roots.
Though Lea has worked professionally providing tax and accounting services to small business owner-managers for the past nine years, she found the task of getting her own business of the ground both challenging and time consuming. “Our location was not registered with the City so we needed legal help locating the history of the lease. Jorge Rivas from the Mayor’s Office of Economic and Workforce Development sent me to EAG Executive Director Stephanie Cajina the”, Lea said. “She connected us with Legal Services for Entrepreneurs who really helped us. I wish I had gotten to Stephanie much sooner.”
Many people readily think of the Excelsior Festival, the Ever Upward sculpture at Geneva and Mission, the transformation of the Kenny Alley steps across from Safeway, and other beautification projects as EAG’s sole mission. But the core of EAG’s mission is to provide support to new and existing businesses like Excelsior Coffee to the revitalize the Mission Street corridor. “EAG and Stephanie are a virtual rolodex of knowledge on navigating all the nuances of opening a business in the Excelsior,” said Lea. “Stephanie has the neighborhood history and the relationships. She linked us to like-minded businesses and neighbors, in addition to City Hall and planning department connections. And if she didn’t know an answer right away, she found out for us.”
Besides artisanal, small batch, single-origin coffee from Roastco and ethnic pastries from local sources, Excelsior Coffee will feature rotating art exhibits and offer summer internships to youth from Washington High School where Andre teaches history. “We look forward to meeting our neighbors and our community, and we are in it for the long haul,” Lea said.
Pedestrian Safety Signage Project
The Excelsior Action Group’s latest pedestrian safety project installed new signs and placards at ten intersections to draw attention to pedestrian safety on Mission Street, one of the city’s most dangerous pedestrians corridors. The southern Mission Street corridor, is part of the city’s High Injury Corridor Network, the 13 percent of city streets where 75 percent of severe and fatal traffic injuries occur..
The installations –– a sign announcing the number of pedestrian injuries at each intersection, a chalk ‘X’ painted in the street and informational placards –– are meant to educate pedestrians and drivers about the dangers of the streets. One sign reads “from July 2011 to June 2016, 11 crashes were reported on Mission Street between Leo and Russia, 1 pedestrian was injured.”
“We’re trying to build awareness of how dangerous our streets are,” EAG executive director Stephanie Cajina said.
Portions of Geneva Avenue, Ocean Avenue, Mission Street and Alemany Avenue east of the Balboa BART Station are all on the city’s High Injury Network. A second phase of the project will install banners at the Persia Triangle to draw more attention to traffic safety.
The project was funded by a grant from the Department of Public Health and inspired by a similar project in Los Angeles called X-ing on Adams.

Pavement to Parks is celebrating its fifth anniversary this year! To help mark the occasion, the Program launched a video series highlighting the residents, small business owners, artists, and advocates creating new public spaces in their neighborhoods. The third video in this seriesfeatures the passionate individuals who banded together to create Persia Triangle Plaza in the Excelsior and Annie Street Plaza in South of Market.

Dear Excelsior Community,
I’m writing to share some bittersweet news. These will be my last two weeks as Corridor Manager of the Excelsior Action Group. Since 2011, my work with the Excelsior Action Group has been an incredibly rewarding and invigorating time of growth. I’ve had the opportunity to install lasting physical improvements to the commercial corridor like the Ever Upward Gateway Sculpture, the Excelsior Community Parklet, and the Excelsior Branch Library Art and Greening Project. I’ve been able to support Excelsior merchants in a variety of ways, improving their facades, helping businesses become more accessible for their disabled customers, developing websites and marketing plans, and encouraging residents to explore the corridor and shop locally. I’ve had the opportunity to plan and support some wonderful events in the neighborhood like the Excelsior Festival, Excelsior Sunday Streets, the annual Excelsior Art Walks, and most recently the Excelsior Community Market. Most importantly, I’ve met and collaborated with many truly inspiring individuals in this community on EAG’s Advisory Board and Committees, the Excelsior Collaborative, the Koshland Fellowship, the Ingleside Community Police Advisory Board, partnering community-based organizations and neighborhood associations, and in the community at large. I feel truly blessed for the opportunity to have worked closely with you all in support of this community that we all love so much!
The timing of this announcement feels both sudden and long-awaited. The Advisory Board and EAG staff have been steadily preparing since January for a leadership transition. We are committed to a seamless transition and maintaining the highest level of service to the community. My colleague Gwynn Mackellen will be assuming the role of Interim Corridor Manager and I cannot think of a better person for the job!
Since her first day as Safety Coordinator, Gwynn has surpassed expectations and approached her work from a variety of strategic angles. Within the span of six months, she implemented 11 safety programs and events, including the largest community clean up in the citywide Giant Sweep program and 5 events focused on pedestrian safety. In December, Gwynn successfully organized the largest holiday event in the neighborhood, the Excelsior Holiday Art Walk, which was attended by over 200 families and brought the first public holiday tree to the corridor in decades. In addition, Gwynn spearheaded a four month advocacy campaign to remove the Net Stop from the commercial corridor; her efforts mobilized hundreds of community members, activated local political will, strengthened partnerships among community-based organizations, and resulted in the successful removal of the blighted and crime-prone presence in the community. Most recently, Gwynn has adopted a proactive approach to business attraction on the commercial corridor, identifying existing and upcoming commercial vacancies and working with neighbors to fill them with community-serving businesses.
In addition to her own workload, Gwynn has simultaneously trained under me to prepare for the position of Interim Corridor Manager. She has adopted additional responsibility with efficiency and grace. Through each week of her training, I have witnessed Gwynn blossom as a stronger and more confident leader. As a burgeoning leader for the organization, Ms. Mackellen asks smart questions, builds relationships effectively, and shines in her dedication to the community and passion for the work. I am confident that she is a highly intelligent, proactive, and extremely dedicated steward for EAG throughout this time of transition.
It has been my honor to serve as your Corridor Manager for these past few years. There will always be a special place in my heart for the neighborhood and my time with EAG. Although April 4, 2014 is my last day on the job, I’m sure I will still see many of you on the commercial corridor at my favorite restaurants or volunteering at the Excelsior Festival! I hope to maintain the friendships we have developed for years to come. I look forward to the many great things to come for the Excelsior and the Excelsior Action Group under new leadership!

Excelsior Action Group (EAG) is concerned about the negative view of the Excelsior District that we believe was conveyed by a recent article (“Excelsior awaits benefits of tech boom”, Feb 18, 2014). EAG’s focus is on economic development in the Outer Mission Neighborhood Commercial District and we are excited about changes happening in our vibrant,working-class neighborhood. Far from being located in “Siberia,” we are located next to the busiest BART station in San Francisco outside of downtown, and are accessible by numerous MUNI lines. While we are working to fill commercial vacancies, we also have exciting destination-worthy establishments including Live Sushi, Doctor’s Lounge, and Excelsior Yoga, to name just a few. Our library is thriving, and just up the street we have McLaren Park, the second largest park in the City. Most importantly, we are home to residents, merchants, students, and community-based organizations who are working hard for the Excelsior.We certainly don’t want to lose the affordability and charm of our community, but we are interested in attracting businesses to fill local needs, as well as tech-based companies or nonprofits that would like to help train our young people in computer skills. San Francisco, CA: Earlier today, the Office of the Assessor-Recorder launched a more convenient way to file the Form 571-L Business Property Statement. Business owners can now file directly online by visitingwww.sfassessor.org/efile. E-Filing is quick and secure, where no new software and no downloading is necessary.
Assessor-Recorder Carmen Chu stated, “Part of our job in government is to help make doing business easier, especially for our small businesses. Going online with our filings will not only save time, but will help to reduce printing and mailing costs for business owners.”
Required by state law, the property statement is a means to declare all taxable business property (machinery, equipment, fixtures, etc.) and is used to assist the Assessor-Recorder’s Office with assessments. The Office of the Assessor-Recorder will automatically mail notices in mid-February that include a business owners’ unique Account Number and Personal Identification Number (PIN). The deadline for filing the Form 571-L is April 1, 2014.
Assessor-Recorder Chu added, “As a core principal of our office, it is important that we inform and assist taxpayers and our businesses. In addition to launching an online filing option, we are also committed to helping filers understand the process through our public workshops, online manuals and our staff who are just a phone call away.”
For assistance with completing the form, the Assessor-Recorder’s office is offering two workshops entitled, “How to fill out a 571-L Statement” and an online manual located at www.sfassessor.org/manual. For business owners who do not have access to internet at their office or home, the Office of the Assessor-Recorder has made available a public computer terminal at two office locations, Business Personal Property Division’s, 1155 Market Street, 5th Floor, and City Hall, Room 190. A more convenient option may be visiting the public library (a complete list of libraries can be found by visiting www.sfpl.org or calling 415-557-4400).

You can help bring these benefits to your neighborhood!
Friends of the Urban Forest (FUF) will be planting trees in Mission Terrace on Saturday, February 15th, and still need volunteers. If you are a property owner in the upper Excelsior or Portola, you may be able to sign up for a tree to be planted in front of your property on Saturday, March 22nd. More tree plantings are coming to Crocker-Amazon and the Excelsior later this year. Planting trees is a great way to get to know your neighbors, have fun; and make our community a quieter, prettier, and greener place to work and live!
